Our full lettings
Managements Service includes:
1. Initial
inspection and advice on rental and, for furnished letting, guidance on items to
be included.
2. Advertising and
conducted viewings
3. Taking both
Employers and Bankers references in respect of potential tenants.
4. Compiling
Inventory of furniture and effects and agreeing inventory with tenants at
commencement of their tenancy.
5. Notifying local
authority, Welsh Water, Gas and Electricity boards of details of tenancy.
6. Regular visits
to premises during tenancy, at least every two months.
7. Providing
monthly accounts with cheque payments to nominated banks/building societies or
direct to client.
8. Attending to
any repair problems. We normally request a mandate to spend up to £50 on behalf
of an owner and obtain estimates if the repair cost is likely to exceed this
figure.
9. Checking the
inventory with the Tenant at the end of their tenancy and dealing with the
return of the bond.
10. Making regular
inspections of the property whilst it is empty..
